What's actually included in a boiler service?
Combustion analysis, flue integrity check, gas tightness test, inspection of seals and pipework, a check of controls and thermostats, and a pressure and expansion vessel check. You get documentation on completion recording what was tested.
Is it worth repairing my old boiler or should I replace it?
It depends on the age, the fault and the cost of parts. As a rough guide, once a boiler passes 12–15 years and the repair runs to a meaningful share of a new unit's price, replacing usually makes more financial sense. We'll give you both figures for your Houston property and let you decide — we don't push replacements.
Is a service the same as a CP12?
No, and it's worth understanding the difference. A CP12 confirms gas appliances are safe to use, which is the legal requirement for landlords. A full service goes further, covering efficiency and wear items. Many landlords book both together in one visit.

That's usually trapped air, and bleeding the radiator often fixes it. If it keeps coming back, or radiators are cold at the bottom instead, that points to sludge or a balancing problem rather than air. Will servicing void or protect my warranty?
